1.Why should I use a management company?

We don’t believe you need just any management company. We have seen many owners get sold on a management company because of what looked like a great feasibility study to later find out the management company completely missed the mark at the owners expense. From our experience we have set checks and balances in place that make us conservative in expenses and aggressive in growing a properties value. This process has yielded our owners a better NOI then the Reit’s.

Stress free ownership: A good management company should allow you to step back and watch your business make money. We manage your property on a very personal basis. We build relationships with your customers that are lasting. This provides long term loyalty and a higher customer return rate.

High tech marketing: Lower cost marketing by applying tactics that target your specific market. Far to often we see properties paying for ad space in order to build there brand in markets they are not renting in. This provides no immediate return for the property owner and is frankly a waste of money. We budget and track all of our marketing efforts based on actual traffic at the property.

Revenue management: Our secret sauce! We have developed a program that maximizes rental rates per unit.

Try before you buy approach: We offer a no cost option where we will manage your property for free until we increase your property’s value to the point it covers our management fees. We do not believe property management is a one size fits all solution and should not be delivered as such.

2.What geographic region do you manage?

Utah and neighboring markets:  In order to keep expenses to a minimum we currently only manage properties in Wasatch county, Salt Lake county, Utah county, Davis county and Summit county. If you have a property in a neighboring market or have a portfolio you would like us to manage please give us a call so we can discuss your options or refer you to a management company we trust.

3.What costs are associated with having Management Elevated manage my property?

6% management fee or a flat rate consulting fee and you keep all the income from property protection.
